The King City Planning Commission will hold a public hearing on Wednesday, April 24th, 2024, at 9:30 a.m. in the King City - City Hall Council Chambers, 15300 S.W. 116th Avenue, King City, OR 97224 and Online via Zoom platform, regarding the following:

Application Summary
The proposed Town Center development encompasses 134.5 acres. The development will provide a variety of uses including 151 traditional single-detached homes, 358 smaller rear-loaded single-detached homes, 80 unique single-detached small-lot cottage-style homes, 197 rowhomes, 544 multi-dwellings in 4 residential-only and 8 mixed-use buildings, and 33,912 square feet of commercial area suitable for retail sales and service or office space on the ground floor of the 8 mixed-use buildings, and over 28 acres of public parks and open space. The proposed development will also include the creation of an onside stormwater management facility.

APPLICABLE REVIEW CRITERIA
 
King City Community Development Code Chapter 16.114 Kingston Terrace District Code; Chapter 16.124 Landscaping and Beautification; Chapter 16.128 Tree Removal; Chapter 16.140 Floodplain and Drainage Hazard Areas; Chapter 16.136 Circulation and Access; 16.144 Vision Clearance; Chapter 16.148 Signs; Chapter 16.180 Fences and Walls; Chapter 16.196 Subdivision; Chapter 16.200 Major and Minor Land Partitions and Lot Line Adjustment; Chapter 16.208 Improvements; and Chapter 16.212 Neighborhood Circulation.
 
PUBLIC HEARING PROCESS
 
The Planning Commission shall review the application to make a decision regarding the application. The hearing shall be held in the City Council Chambers of the City Hall, 15300 SW 116th Avenue, King City, Oregon 97224.
 
The public hearing on this matter will be conducted in accordance with the rules contained in the King City Community Development Code, which is available at City Hall.
 
The application and all relevant documents are available at City Hall.  At least seven days prior to the hearing, a copy of the staff report will also be available.  All documents may be examined at no cost or copies can be obtained for 25 cents per page.
 
NOTICE TO MORGAGEE, LIENHOLDER, VENDOR OR SELLER:  ORS CHAPTER 215 REQUIRES THAT IF YOU RECEIVE THIS NOTICE, IT MUST PROMPTLY BE FORWARDED TO THE PURCHASER.
 
Interested persons are invited to testify before the Planning Commission or to submit written testimony prior to the close of their respective hearings.  Approval or disapproval of the requests by the commission or council will be based only upon the criteria included in this notice.  At the hearing it is important that comments relating to the request pertain specifically to the applicable criteria listed.  Failure to raise an issue in person or by letter precludes an appeal, and failure to specify the criterion from the relevant city ordinances or comprehensive plan at which a comment is directed precludes an appeal based on that criterion. 
 
The public may attend the hearing by coming to City Hall at the above address or by attending the Zoom webinar. In accordance with House Bill 2560, this hybrid meeting enables people to join remotely or in-person to participate in the Planning Commission hearing and submit oral and/or written testimony in person or remotely. Zoom Links are on the reverse side of this Notice.
 
Correspondence should be mailed to the King City Planning Commission, Attn. Community Development, 15300 S.W. 116th Avenue, King City, OR 97224 or via email at mcarter@ci.king-city.or.us. Written testimony received one week (7 days) prior to the hearing will be included in the Planning Commissioner’s meeting materials and allow adequate time for review. Materials and relevant criteria are available for review at:

  • Paper Copies may be obtained at a reasonable cost.
  • Staff reports are available for inspection at no cost or may be obtained at a reasonable cost seven days prior to the hearing.
